At South West Surveys, we offer a full in-house 3D modelling/BIM service. Models can be produced from 3D point clouds, 2D drawings can be supplied by customers or we can visit your site and deliver a full service from the initial site survey right through to the final 3D model. Any building can be modelled, from the simplest of dwellings, to complex historical buildings, our services are unlimited.
3D models have a variety of uses; they make fantastic marketing tools for developers and help local authorities visualise future developments. 3D models also help architects view their latest creations in a real-world environment.
BIM (building information model) is gradually becoming increasingly popular. This is especially prevalent within government projects due to the recent advances in legislation which have led to a significant rise in the number of 3D models needed, making our BIM models a great resource for other professional parties to take forward.
LOD 1 – Massing Model
An LOD 1 Massing Model includes only the 3D shape “mass” of structures and main landscape surfaces, paths, kerbs, roads etc. The model is without structural features such as window and door openings. Massing models are mainly used for volumetric assessment or as a general backdrop for new build design and planning applications.
LOD 2 – Structural Model
Progressing on from LOD 1, an LOD 2 Structural Model includes main structural features such as window and door openings, internal walls, floors, ceilings, columns, beams, staircases, steps, chimneys and roofs. The model is without architectural features such as window and door frames, internal joinery, fitted furniture etc. Structural models are used for many purposes, such as rights of light studies, major extension, refurbishment and re-modelling schemes.
LOD 3 – Architectural Model
LOD 3 Architectural Models contain all architectural features that you would expect from the accurate 3D representation of an existing building or landscape.
The External Features of LOD 3 Models:
- Masonry features
- Door and window frames
- Rainwater systems
- Roofs and chimneys
These are all carefully detailed to suit your specific preference.
The Internal Features of LOD 3 Models:
Internally, the building structure is completed with:
- Fitted furniture
- Sanitary fittings
The model is without MEP features such as plant, service runs, ducting, electrical and lighting layouts, plumbing and radiators etc. Architectural Models are one of our most specified service and are especially beneficial with heritage buildings full of period details.
LOD 4 – High Specification Model
An LOD 4 High Specification Model includes MEP services which effectively complete the build. Externally, main plant will be added at roof and, or ground levels, along with wall mounted satellite, lighting and security systems. Internally plant, service runs, ducting, electrical and lighting layout, plumbing, radiators can all be specified. It’s important to note that we can only include exposed features that are clearly visible within the Point Cloud data.
Engineering models can be produce, such as water treatment plants, pump houses, oil & gas installations and other industrial facilities.
